PROJECT DEFINITION: CONCOM Group will use a systematic collection of programming data to form a framework of information covering the total facility requirement and uncover enough of the clients aspirations, needs, conditions, and ideas to provide a program statement that will properly influence the design and result in an acceptable solution.  The program will provide specific room details, furniture and equipment requirements, environmental criteria (atmospheric, visual and acoustical) and service requirements (mechanical and electrical) for a clear concise design solution.

 

BASIS OF DESIGN REPORTS are prepared by CONCOM Group for communicating preliminary project design decisions and adopted design criteria to the owner and other parties with an interest in the project, such as lending agencies.  The reports serve to obtain documented acceptance of assumptions that will be used to develop the final design.  After acceptance, the reports serve as a coordination tool for communication among the entire design team. 

 

As projects progress in stages from conceptual, through preliminary design, design development and construction documents phases, various levels of information are developed.  During the early stages, clearly and quickly communicating extensive amounts of design information is critical to assure the project requirements are met. 

 

From the start, CONCOM Group will work with your design team to collect information documenting design decisions.  Basis of Design Reports are prepared to coincide with each of the project stages, but are most useful at conceptual and preliminary design stages.  Throughout project development additional information will be compiled and expanded to reflect the current, collective project knowledge.

 

CONCOM Group will compile the qualitative project descriptions and quantitative design basis for each discipline necessary to describe the project. Outline Specifications will also be prepared for all disciplines to establish choices of major materials, finishes and construction systems.  The design team may provide information regarding schedule, probable costs and drawings to be incorporated to complete the report.

SPECIFICATION

It's the key to the effective, successful communication of project requirements between the owner’s design team and the contractor, subcontractors, material suppliers and other project participants.  Good communications depends on having fully coordinated construction documents.

CONCOM Group will prepare specifications and related documents to support:

Specifications are used to define the qualitative requirements for products, materials, and workmanship for construction projects. CONCOM Group will prepare project specifications using the industry recognized standard, Construction Specifications Institute (CSI) principals, or any other required format.  Specifications will be prepared by a CSI Certified Construction Specifier with diversified experience in many different building types, sizes and construction methods.

 

Specifications are prepared at various stages during project development with various levels of available technical information. 

 

Construction and procurement specifications developed by the CONCOM Group will effectively communicate project requirements to the contractor, subcontractors and material suppliers.  Specifications are tailored to suit project conditions, contracting and purchasing methods, and schedule requirements. 

 

Outline Specifications

CONCOM Group will prepare outline specification during early project stages to define basic material selections and to form the basis for further specification development. 

 

Procurement Specifications

CONCOM Group will help identify materials and equipment with long lead times and establish a schedule for purchasing these items.  Procurement specifications can be prepared to support early equipment purchase to satisfy the project schedule.

 

Construction Specifications

Construction specifications can be prepared for single or multiple contracts as the project schedule and construction approach requires. CONCOM Group will develop scope descriptions of each required contract to assure coordination of the project elements among the design team.  Specifications are written to reflect specific requirements of each contract. 

 

Complete written construction documents used to describe a project are incorporated into a Project Manual. CONCOM Group will prepare the elements of a project manual, incorporating specifications from other consultants, to assure proper coordination between all project documents.

Full scale field testing for curtain wall and skylights using Lexan glazing in new innovative applications for a 140,000 sf World Headquarters for GE Lexan Division including research laboratories, pilot plant and offices for engineered resins.

 

University of Rochester - Laboratory for Laser Energetics

Rochester, New York

Special testing programs for masonry systems and field inspection for a 79,000 sf research facility with office and support facilities.  Designed with isolation from ground vibration and high bay experimental bays of class 10,000 clean rooms.

 

Raytheon Company - Industrial Components Operations

Quincy, Massachusetts

Special testing programs and field inspection for reroofing, flashing, exterior insulated panel system, and conductive flooring for a 300,000 sf microelectronics manufacturing facility with classified clean rooms.

 

General Mills - PC Panel Tests for Cereal Manufacturing Facility

Minneapolis, Minnesota

Designed and specified test procedures for full scale mock-up of insulated, precast concrete, exterior wall panels for a 250,000 sf cereal manufacturing and packaging facility.  Panels were tested for exposure to high temperatures simulating plant extermination conditions to determine expected panel movement and joint performance.

CONCOM Group provides contract administration and site observation services to design professionals, owners and financing institutions. CONCOM Group can provide periodic site visits to verify the contractor’s performance against the contract documents.  The observations during the visits will be reported directly to clients for use in administering the contract and their evaluation of applications for payment.

Issuance of Certificates of Substantial Completion and Final Completion carry significant importance for construction projects with respect to guarantees, insurance and reduction of retainage.  Inspections can be provided by the CONCOM Group to verify the project is ready to be classified as Substantially or Finally Complete. CONCOM Group can provide services to verify that the punch list accurately represents the work remaining to be completed prior to issuing the Certificate of Substantial Completion.  Site services are also provided to verify the punch list work is complete prior to issuing the Certificate of Final Completion for the project.
